ZIVO Terms of Use

These Terms of Use govern your access to and use of the ZIVO platform operated by ZIVO, LLC.

By accessing or using the platform, you agree to these terms.

1. Platform Description

ZIVO is a discovery platform designed to connect users with:

• property owners

• hosts

• real estate professionals

The platform provides property listings, town guides, and tools to facilitate communication between parties.

ZIVO does not act as a real estate broker, agent, escrow service, or payment processor for property transactions.

2. Account Registration

To access certain features, users must create an account.

You agree to:

• provide accurate information

• maintain the security of your account

• be responsible for activity under your account

Accounts may be suspended or terminated if misuse occurs.

3. Property Listings

Users who submit property listings are responsible for ensuring that:

• all information is accurate

• photos and descriptions are truthful

• they have the legal right to advertise the property

ZIVO does not verify ownership or listing accuracy and is not responsible for listing content.

4. Communication Between Users

ZIVO allows users to contact:

• hosts

• property owners

• agents

Once contact occurs, users may continue communication outside the platform.

ZIVO is not responsible for agreements, negotiations, or transactions that occur between users.

5. No Guarantee of Listings

ZIVO does not guarantee:

• listing availability

• pricing accuracy

• transaction completion

All agreements occur directly between the parties involved.

6. Advertising and Promoted Listings

ZIVO may offer paid placement opportunities such as:

• featured listings

• promoted property placements

• sponsored content

Sponsored placements will be clearly labeled.

7. User Conduct

Users agree not to:

• submit fraudulent listings

• misrepresent property ownership

• harass or spam other users

• attempt to misuse platform services

ZIVO reserves the right to remove content or accounts that violate these terms.

8. Intellectual Property

All content on ZIVO including:

• branding

• platform design

• editorial content

• software

is the property of ZIVO, LLC unless otherwise noted.

Users may not reproduce or distribute platform content without permission.

9. Platform Availability

ZIVO may update, modify, or discontinue features at any time without notice.

We do not guarantee uninterrupted platform availability.

10. Limitation of Liability

ZIVO acts only as a technology platform facilitating discovery and communication.

ZIVO is not responsible for:

• property transactions

• contracts between users

• financial losses

• disputes between parties

Users engage with listings and contacts at their own discretion.

11. Governing Law

These Terms shall be governed by the laws applicable to ZIVO, LLC, a Delaware company, without regard to conflict of law principles.
